There is a non-refundable fee of $40/adult/married couple. All leases are 12 Month unless approved prior to completing application.
In order to complete your application for process please submit a copy of photo id/drivers license for all applicants over the age of 18 along with two most recent paystubs for proof of income to your Leasing Agent as quickly as possible. If you are currently not working with an agent, we will assign one to you.
By signing the application you grant us permission to communicate with all the contacts listed in this section in the event we can’t locate you. Furthermore, if you abandon the apartment for any reason then you grant us permission to allow your relative listed above to remove all contents of the dwelling on your behalf.
IMPORTANT INFORMATION: These below sections for your email address are crucial and will be used frequently to notify you throughout the Application Process. Once Approved, this email will be used for your Tenant Web Access where you have the capabilities of signing your lease agreement online; as well as paying your Reservation Deposit, and Future Rent Payments. This email will also be used throughout your residency with our company to notify you of items of importance. Please ensure that this email you are listing is one that you check often and you have access to on a regular basis. Missouri Broker Disclosure
I understand this is an application for a rental property with CJ Real Estate, Inc and/or Results Real Estate Services, LLC (collectively “Landlord”) and that this application does not constitute a rental or lease agreement in whole or part. Any monies submitted before a rental or lease agreement is signed by the Landlord or the property owner are non-refundable. These include, but are not limited to, application fees and any reservation deposit made to take a particular property off of the market. I further agree that reservation deposits shall be paid electronically and do not constitute a security deposit until such time as a rental or lease agreement is signed by the Landlord or the property owner, at which point the reservation deposit shall be converted to a security deposit.
By submitting this application, I warrant that the statements I have made are true and correct. I further authorize Landlord to perform a credit and/or criminal background check on me and to otherwise verify all of the information I have provided which may include contacting any individual or business I have disclosed in this Application. I understand that any discrepancy, or false statements or lack of information may result in the rejection of this application.
By submitting this application, in compliance with the Fair Credit Reporting Act, I further authorize Landlord to obtain a consumer report by a credit reporting agency or other sources as part of the pre-screening background investigation and understand that it may contain information about my employment and educational background, criminal history, credit, previous claims, mode of living, and character and personal reputation. The undersigned agrees this application and any information in reports will remain the property of Landlord and may be shared with the owner of the property applied for.
Each tenant will be automatically included in the community’s Property Damages Liability waiver (PDLW) and therefore subject to an additional fee of $15.00 per month.
